First — is switching even right for you?

If your brokerage gives you Follow Up Boss for free and you're not going to actually work a more customizable system, stick with what you have. The GoHighLevel Real Estate Snapshot isn't for every agent — it's for agents who want to build and grow their own business, not just get a CRM handed to them.

On pricing

What each one actually costs

Unlike BoldTrail and Lofty, Follow Up Boss actually publishes its pricing. Grow runs $69/user/month (built for solo agents and small teams). Pro is $499/month flat, covering up to 10 users. Platform is $1,000/month flat, covering up to 30 users. No long-term contract, no setup fee. GoHighLevel itself is priced publicly at $97–$297/month depending on plan, and our snapshot is a one-time $497 (DIY) or $2,500 (Done For You) on top of that.

Worth knowing about

A documented policy change worth knowing about

This is a factual, publicly reported industry story, not our opinion — worth reading directly from the source before deciding anything:

What changed

Zillow acquired Follow Up Boss in 2023. In November 2025, Follow Up Boss updated its privacy policy (effective November 15, 2025) to introduce a new data category called "mutual customer data."

How the industry responded

This sparked real, public pushback in the industry — outlets including HousingWire and independent real estate commentators covered it, and prominent coaches raised concerns about the conflict of interest inherent in a CRM owned by Zillow, a company that also operates its own competing buyer-agent business (Zillow Premier Agent). Contacts without a matching Zillow account ("agent-only data") are not affected by this policy.

Our recommendation

Review Follow Up Boss's current privacy policy directly and form your own judgment — this is a fast-moving, actively discussed topic, and policies can change again. We're not going to tell you what to conclude from it, only that it's a real, documented factor worth knowing before you build your business on a platform owned by a company that also competes with you for the same clients.

Credit where it's due

Where Follow Up Boss genuinely does well

  • Transparent, published pricing — no sales-call-required quote like BoldTrail or Lofty
  • No long-term contract, no setup fee
  • Unlimited leads and contacts on every plan
  • A strong built-in dialer and lead-routing system — genuinely well-regarded for speed-to-lead workflows
  • Centralizes leads from Zillow, Realtor.com, and other paid sources into one inbox
The ceiling

Where it falls short for agents who want to scale

  • No IDX website, no landing pages, no transaction management — it's a CRM only; you'll need to build and host a website elsewhere, then sync leads in with something like Zapier, Make, or API Nation
  • Customization is limited by design — the workflow and pipeline structure is largely fixed, not something you can rebuild from scratch
  • No true associations between related contacts — in our own experience helping agents migrate off Follow Up Boss, we've seen real difficulty cleanly separating and re-linking related records (like two spouses who should each have their own contact record, linked together) once data needs to move to a system built around that structure
  • The Zillow ownership and mutual-customer-data policy above — a real factor for agents who see Zillow as competition, not just a lead source
The difference

What the GoHighLevel Real Estate Snapshot adds

  • True Associations — a spouse, business partner, or co-buyer gets their own contact record, properly linked, not merged or lost
  • A fully custom object model — build things like a Property record type linked to tenant contacts, not just a fixed CRM structure
  • IDX-connected website and funnels included — no separate platform, no Zapier bridge required to get leads in
  • Custom pipelines — build the deal stages that match your actual process, not a fixed structure
  • Not owned by a company that competes with you for the same clients
Consolidation, not addition

One platform that actually replaces the others

Here's the part that matters most for total cost: most competing platforms are exactly that — one more platform, sitting alongside everything else you're already paying for. GoHighLevel is built to replace the tools around it, not add to the pile — no separate Calendly, no separate webinar software, no separate social media scheduler, no separate form builder, no separate link shortener, no Zapier subscription for most day-to-day automations. What most agents are paying for in five different subscriptions, this consolidates into one.

Everything included, starting at $97/month

GoHighLevel replaces a stack of tools most agents pay for separately — CRM, calendar, email marketing, funnels, social scheduling, AI agents, and more — all starting at $97/month. Priced out separately, that stack commonly runs well over $1,000/month elsewhere.

The part that matters as you grow

Most CRM platforms charge more the bigger you get — more agents, more contacts, more automation, more cost, indefinitely. GoHighLevel and this snapshot don't work that way: it's built to grow with your business without the platform itself charging you more for growing.

One honest tradeoff

A steeper learning curve than Follow Up Boss

GoHighLevel is built for every industry, not just real estate — so it comes with more of a learning curve than Follow Up Boss's simpler, purpose-built interface. That's exactly why this snapshot exists: it gives you GoHighLevel's flexibility without starting from a blank account.

Who this is actually for

Agents building something of their own

If you're a new agent on a limited budget and your brokerage already gives you Follow Up Boss for free, use it — there's no reason to add cost while you're getting started. This system is built for agents who are scaling, building a team, or starting their own brokerage, and want real control over how their business runs — including not building that business on a platform owned by a direct competitor.

The long game

Own your resources, not your brokerage's

If your brokerage already provides Follow Up Boss or a similar system and it covers what you need, there's no reason to add cost. But here's the case for owning your own system instead, especially if you're serious about real estate as a career: most agents change brokerages every three to five years — commission structures shift, better opportunities come along, and agents go where the resources and numbers make sense. Every time that happens, if your CRM and website live inside your brokerage's account, none of it transfers with you. Same platform or not, you're rebuilding a website and relearning a system from zero, every single time you switch.

Own your own GoHighLevel account instead, and switching brokerages means updating a name and some branding — not rebuilding your entire business infrastructure. And GoHighLevel's own support is genuinely excellent — active, responsive, and agents can request features directly; enough demand for something and it often gets built quickly, on top of a platform that already supports far more custom integration than a CRM-only tool like Follow Up Boss.
